Industrial building coming to Lockhart

​​​​LOCKHART – Titan Development has broken ground on Building 1 at Lockhart
130 Industrial Park.

The 167,794-sf rear-load facility will have 32-ft clear heights, 36 dock
doors, and a 60-ft speed​ bay.

Completion is slated for fourth quarter 2023.

At full buildout, Lockhart 130 Industrial Park will have four buildings
totaling 650,000 sf across 45 acres.

Apple taking another bite out of Austin

​​​​​​AUSTIN – Apple has filed plans for another project within its three
million-sf​ Parmer Lane campus.

The project, called Capstone Phase 2 AC12, will be a 33,000-sf multi-story​
building. It will cost around $22 million.​​​

Construction begins Oct. 1, 2024, and will wrap up in August 2025.

HKS Architects Inc. designed the project.

Earlier this year, Apple filed plans for Capstone Phase 2 AC03, a five-
story,​​ 369,461-sf​ building. The $46 million facility​ will break ground on
Feb. 1, 2023, and deliver a year later. ​

Manor multifamily development site sold

​​​​​​MANOR – DD&B Con​struction has purchased a 13.2-acre multifamily
development site within the Las Entradas master-planned project.

The project will have 200 units and 20,000 sf of retail space.

Avison Young represented the seller, Las Entradas Development Corp. DH Realty
Partners represented the buyer.

​​​AUSTIN – Presidium has broken ground on Presidium Tech Ridge, a 358-unit
multifamily project on 14 acres at 1210 Tech Ridge Blvd.

The project will have studio and one- and two-bedroom floor plans.

Amenities include a pool, fitness center, game room, coffee bar, theater
lounge, gold simulator, business center, catering kitchen, coworking lounge,
dog park, and courtyard with fire pits.

Completion is slated for late 2023.

​​ROUND ROCK – CP Capital and ZOM Living are developing Azola Avery Centre, a
359-unit garden-style apartment complex within the Avery Centre master-planned
community.

It will have studios and one- and two-bedroom floor plans.

Amenities will include a clubhouse, game room, fitness center, pet spa, dog
park, and a resort-style pool.

Construction begins in January 2023 and will wrap up in 2025.​

Austin American-Statesman HQ becoming mixed-use project

​AUSTIN – Endeavor Real Estate Group is redeveloping the former _Austin
American-Statesman_ headquarters at 305 S. Congress Ave. into a 3.5 million-sf
mixed-use project.

Plans call for 1,378 residential uni​ts, 1.5 million sf of office space, a
275-room hotel, and 150,000 sf of retail and restaurant space.

The Cox family, who owns the newspaper and the 19-acre site, is partnering
with Endeavor on the project.

Inspire kicks off 158-acre mixed-use project with The Eden

AUSTIN – Inspire Development Real Estate LLC has broken ground on The Eden, a
306-unit multifamily complex.

It will have one-​, two-, and three-bedroom apartments ranging from 678 to
1,511 sf.

Amenities will include a fitness center, rooftop lounge deck, golf simulator
room, dog spa, cow​orking lounge, resort-style pool, and personal cabanas.

The Eden is the first piece of Pearson Ranch, a $2 billion, 158-acre mixed-use
project. The development will be built over ten years.

NRP Group is the general contractor. Davies Collaborative is the architect.

Construction will be complete by the end of 2024.
