399-unit Sendaro at Trace on the way

​​​SAN MARCOS – Highpointe Communities has started on Sendero at Trace, a
399-unit multifamily complex.

The $73 million project will have one-, two-, and three-bedroom options
ranging from 775 to 1,300 sf.

Amenities will include a pool, fitness center, clubhouse, and outdoor
gathering space.

Units will be available by the end of 2023.​

Sunrise Commerce Center to break ground next month

​ROUND ROCK – IDI Logistics is developing Sunrise Commerce Center, a
465,660-sf industrial project at 2380 Oakmont Rd.

Phase one will include three buildin​gs totaling roughly 311,000 sf. Phase two
includes two build-to-suit buildings totaling155,000 sf.

Construction begins in September 2022.

Adolfson & Peterson Construction​ is building the project. Stream Realty, 5G
Studio Collaborative, and Pacheco Koch Civil Engineering are on the
development team.

Austin Habitat for Humanity to begin 150-home affordable housing project

​AUSTIN – Habitat for Humanity has received a $4 million loan from the Austin Community Fund to construct 150 affordable single-family homes.

The homes are designated for residents making from 60 percent to 120 percent of the area median income.

Donors include St. David’s Foundation, Tito’s Handmade Vodka, Bill Wood Foundation, Shield​ Ayers Foundation, and the Aragona family.

Construction begins later this year.

Utah REIT buys 92K-sf self storage facility

​AUSTIN – Utah-based REIT Extra Storage Space has acquired Woodland Self Storage at 1620 S. I-35.​

Built in 2019, the 92,288-sf climate-controlled facility has 952 units ranging from 25 to 300 sf.

It was 70 percent occupied at the time of sale.

JLL brokered the deal. Endeavor Real Estate Group was the seller.

Skyline Park on the way in south Austin

​​​A​USTIN – Brookfield Residential Properties has broken ground on a 25-acre park within the Easton Park master-planned community.

Skyline Park will include a splash pad, open lawn, public art, and two playgrounds.

Construction will be complete in late 2023.

Student housing tower near UT sold

​AUSTIN – Global Student Accommodation has purchased Waterloo Tower, a 796-bed s​tudent housing community at 2400 Seton Ave.

​Built in 2020, the 30-story tow​​er has one- to six-bedroom floor plans ranging from 286 to 1,695 sf. It will ​be renamed Yugo Austin Waterloo.

Amenities include a coffee shop, spin studio, fitness center, pool, hot tub and sauna, and private study rooms.​

LV Collective was the seller. Yugo will manage the property.​

JV planning 27K-sf retail, office project in metro Austin

​DRIPPING SPRINGS – Long View Equity and Endeavor Real Estate Group have purchased 5.6 acres for Sawyer Ranch, a 27,000-sf commercial​ project.

The property will have 13,000 sf of office space a​nd 14,000 sf of retail space.

Sawyer Ranch is currently 55 percent preleased.

Construction starts in first quarter 2023 and will wrap by fourth quarter 2023.​​

San Marcos studio apartment complex opening

​​SAN MARCOS – Oaks 35 Apartments, a studio-centric community at 1635 Aquarena Springs Dr., is welcoming its first tenants on Aug. 15.

The community has 100 studio apartments measuring 281 sf each.

Amenities include a dog park, 24-hour fitness center, and pool.

The complex was designed to serve students at Texas State University.

South Austin subdivision on the way

​AUSTIN – ​MidCity Homes, a new division of locally based Cumby Group, is building a moderately priced single-family subdivision called Southstone. 

The 232-home c​ommunity will be on 42 acres at 1300 W. Dittmar Rd. It will offer duplex homes starting in the high $400,000s, and single-family homes starting in the mid $500,000s. 

Amenities will include a community swimming pool, walking trail, and ten-acre park with playscape, pavilion, and grilling area. 

The first phase includes 59 homes. Southstone will be complete in late 2024.​
