Logistics project slated for Austin
AUSTIN – Atlanta-based MDH Partners LLC is developing MDH Logistics Center,
a 215,000-sf industrial project at 4777 E. SH 71.
Construction on the $16 million project begins in April 2023 and wraps up in
November 2023.
ADB Design Services is the designer.
$53.1 million expansion coming to St. David’s Medical Center
ROUND ROCK – The St. David's Round Rock Medical Center at 2400 Round Rock
Ave. is receiving a $53.1 million expansion that will add two floors to the
hospital.
Additions will include a 34-bed patient care unit, four operating rooms, and
support spaces.
Once complete, the hospital will have five stories, 200 beds, and 11 operating
rooms.
Construction finishes in 2023. The project is part of a $953 million multi-
phase expansion.
Saison North affordable housing project in the works
AUSTIN – O-SDA Industries is developing Saison North, a 116-unit
affordable housing project at 10010 N. Capital of Texas Hwy.
The complex will have one-, two-, and three-bedroom floor plans. Seventy-six
units will be reserved for residents earning up to 30, 50, and 60 percent
of the area median income.
Amenities will include a fitness center, business center, leasing office, and
clubhouse.
Hunt Capital Partners provided $14.1 million in construction financing.
Completion is slated for May 2024.

Wayfinder starts on Austin apartment, townhome project
AUSTIN – Wayfinder Real Estate LLC has begun work on Lookout, a 241-unit
Class A apartment and townhome development at 13059 Four Star Blvd.
The 231 apartments will come in one-, two-, and three-bedroom floor plans
ranging from 568 to 1,522 sf. The ten townhome units will each be 1,547 sf
with two bedrooms and two-and-a-half bathrooms.
OHT Partners is the general contractor, Davies Collaborative is the architect,
and Wayfinder Design is the interior designer.
Completion is slated for 2024.

Sixth & Guadalupe tops out in Austin
AUSTIN – Sixth & Guadalupe, a 66-story residential and office tower at 400
W. Sixth St., has topped out.
The tower will have 349 apartments in studio and one- to three-bedroom floor
plans and as 24 penthouses.
There will also be 589,000 sf of Class A office space across 19 floors.
Kairoi Residential, Lincoln Property Co., and DivcoWest are the developers.
Gensler designed the project. J.E. Dunn Construction is the general
contractor.
Sixth & Guadalupe will be fully complete in late summer 2023.
Medve Group picks up 144-unit Parkwood Terrace
ROUND ROCK – The Medve Group has acquired Parkwood Terrace, a 144-unit
multifamily complex at 1201 E. Old Settlers Blvd.
Parkwood Terrace has one-, two-, and three-bedroom units ranging from 777 to
1,300 sf.
Amenities include a business center, fitness center, clubhouse, and pool.
Institutional Property Advisors represented the seller, Langdon Street
Capital, and procured the buyer.

Work begins on the Square at Lohmans
AUSTIN – Legend Communities has broken ground on the first phase of The
Square at Lohmans, a mixed-use development at 1931 Lohmans Crossing.
The project will have residential office, retail, restaurant, and hotel
space.
Residential offerings will include 150 homes of various offerings and 210 age-
restricted multifamily units.
Construction will take five years.
Brigance & Doering Inc. is the civil engineer.
938K-sf shopping center swaps hands
AUSTIN – Big V Property Group has acquired Southpark Meadows I & II, a
938,103-sf shopping center at 9600 S. I-35.
The center was 95 percent leased at the time of sale.
Tenants include Target, HomeGoods, Marshalls, Ross, Hobby Lobby, Burlington,
Dave and Busters, Pluckers, Five Below, and Rooms to Go.
JLL Capital Markets brokered the deal.
Kyle lucks out with 47k-sf Project Shamrock
KYLE – Builders FirstSource Inc. is developing Project Shamrock, a
47,000-sf office and warehouse project.
The $16 million development will be on 14 acres along I-35.
Construction begins early next year and will wrap in July 2023.
