Fairfield University to make Austin debut
AUSTIN – Fairfield University's Marion Peckham Egan School of Nursing and Health Studies will expand to Austin if approved by the New England Commission of Higher Education.
JLL secured a ten-year, 23,040-sf lease at 7951 Shoal Creek Blvd. on Fairfield's behalf.
This is the Connecticut university's first expansion within the United States.
JLL represented the tenant. MFB Real Estate Services LLC represented the landlord, West Austin Holdings.
Round Rock build-to-rent community underway
ROUND ROCK – Ohio-based Coastal Ridge Real Estate and Halstatt Real Estate Partners are developing a 20-acre build-to-rent residential community in the 1,200-acre Avery Center mixed-use development.
The property will have 225 one-, two-, and three-bedroom homes.
Amenities include a pool, clubhouse, walking trails, outdoor seating, and a fitness center.
Coastal Ridge will operate the community under its Stillwell brand. A groundbreaking ceremony is scheduled for July 19.
Innovative Industrial commits $22 million to greenhouse aquisition
BASTROP – Cannabis company Texas Original Holdings LLC has sold its new headquarters facility in Bastrop in a sale-leaseback arrangement.
Innovative Industrial Properties Inc. acquired the property for $12 million.
The 85,0000-sf industrial and hybrid greenhouse facility is currently under construction and will be completed in early 2023. Innovative Industrial is committing $10 million toward completion of the facility.
The complex comprises multiple buildings for cultivation, distribution, delivery, and logistics.
Manor Crossing making headway
MANOR – Developer Butler Family Partnership Ltd. has begun securing approvals for Manor Crossing, which would bring 95 acres of living and shopping space to the city.
Located at the corner of US 290 and FM 973, the development will have 600 multifamily units and 425,000 sf of commercial space.
The project will be built in five phases. The first portion could open by July 2023 with the final portion opening in June 2025.
H-E-B has expressed interest in adding a store to Manor Crossing, but has not made a commitment at this time. This would be the first H-E-B in Manor.

Hotel Granduca Austin getting renovated
AUSTIN – California-based Pacific Hospitality Group is renovating the 190,000-sf Hotel Granduca Austin.
Located at 320 S. Capital of Texas Hwy., additions coming to the 194-room hotel include a spa, redesigned signature restaurant, and renovated pool deck and lobby.
The project will wrap this fall.
OHT breaks ground on 750-unit multifamily
AUSTIN – OHT has begun phase-one construction on a 37-acre site that will house two multifamily communities totaling 750 units. The site is at 10801 Wayne Riddell Loop in south Austin.
The first community, Lenox Woods, will comprise 402 one- and two-bedroom units. It will have two resort-style pools, pickleball courts, shared work studio, fitness center, electric vehicle charging stations, and a dog park.
Construction wraps late next year.
Construction begins soon on a second community comprising 348 units. It will open in 2024.
All Aboard! Luxury apartments in development near Lakeline Station
AUSTIN – Austin-based Sabot Development Ltd. and Oklahoma-based American Residential Group Ltd. have broken ground on Lakeline Station Apartments at 13621 and 13701 Lyndhurst St.
The development will have 378 one-, two-, and three-story units and 7,184 sf of retail space.
The location is within walking distance of Lakeline Station, which connects north Austin to downtown.
Greystar Worldwide LLC will manage the property. Cadence McShane Construction Co. LLC is the general contractor.
Repositioning wraps on Austin creative office space
AUSTIN – Gensler has completed the repositioning of Fifth + Tillery, a 188,000-sf Class A office building at 3100 E 5th St.
The owner is CIM Group, who acquired the former industrial facility in October 2019.
The property has outdoor balconies, a landscaped courtyard, and various outdoor amenities.
