You may have an idea of what size house you’re looking for, but what about the type of neighborhood you hope to live in? Best Neighborhoods Near Downtown

Clarksville

If walking to work, restaurants, and shops is your top priority, then Clarksville is your neighborhood. Forget spending hours in your car commuting each day, simply walk out your front door and you’re just a short walk away from downtown businesses.

East Cesar Chavez

This neighborhood is perfect for new Austin residents. Some of the city’s most acclaimed restaurants and BBQ joints are located in East Cesar Chavez, as well as one-of-a-kind coffee shops, breweries, art galleries, and live music venues. What’s even better is that it’s just a short walk or bike ride to downtown.

Best Historic Neighborhoods

Old Enfield

Home to some of the city’s most prominent figures, Old Enfield is located just west of the University of Texas and it borders MoPac for easy commuting. This historic neighborhood offers classic-style colonial homes and cozy, tucked-away restaurants. Shoal Creek runs through Old Enfield providing natural beauty and plenty of recreational opportunities.

Hyde Park

One of Austin’s most desirable neighborhoods, Hyde Park offers all varieties of homes including charming bungalows, grand Victorians, and sprawling estates. The neighborhood was declared a local historic district in 2010.

Travis Heights

This South Central Austin neighborhood, Travis Heights, borders Lady Bird Lake on the north, I-35 on the west, and South Congress on the east. The neighborhood features a mix of both classic historical homes and eclectic new ones. For those who enjoy outdoor activities, the neighborhood features city parks Big Stacy and Little Stacy, which are connected by the Blunn Creek Greenbelt.

Bouldin

Originally established in the 20th century, Bouldin saw an uptick in population in the 1920s and is one of the most popular historic suburban neighborhoods in Austin. Many of the streets have sidewalks, making walking to great restaurants and cafes easy. Bouldin has some of the most unique art galleries in the country. Spend a day seeing the Turquoise Door for jewelry, the Yard Dog on South Congress for folk art, and the South Austin Gallery.

Lakeway

Set among rolling hills, Lakeway offers unmatched views and easy access to Lake Travis. Lakeway also boasts one of the city’s best school districts as well as plenty of restaurants. Spend all day playing on the water and when you get hungry, just pull the boat up to any number of lakefront restaurants with boat parking!

Tarrytown

One of the few Austin neighborhoods that is both near the lake and downtown, Tarrytown is a perfect blend of new and old. Whether you’re looking for a historic gem or a modern estate, Tarrytown has the property for you, all while being just steps away from beautiful Lake Austin.

Best Neighborhoods for Families

Mueller

Mueller is one of Austin’s newer neighborhoods, this master-planned community has it all. Walk to the weekly farmer’s market, great restaurants, cozy cafes, and the children’s museum, Thinkery.

Allandale

This established Austin neighborhood is a favorite among families. Tree-lined streets and spacious lots with updated 20th-century homes fill this popular neighborhood. Some of the city’s best restaurants are located here in Allandale.

Brushy Creek

This tight-knit neighborhood offers a small-town feel while still being close to all of the city’s amenities. Residents love the large lots and mature trees in Brushy Creek. Kids and families will love the beautiful parks in this Austin neighborhood. I-35 is close by for easy commuting to downtown or Round Rock.
