About Windsor Park

Windsor Park is a mid-century residential neighborhood located in central East Austin, bounded by Interstate 35 to the west, Highway 290 to the north, Manor Road to the east, and 51st Street to the south. The neighborhood developed primarily during the 1950s on land that was previously used for farmland, with crops such as maize, corn, and sorghum. Many streets in Windsor Park, including the distinctive Wheless Street that jogs at various angles throughout the neighborhood, were former farm roads that bordered the perimeter of area farms. Named after the storied Windsor Park neighborhood in Central London, this mid-century district gained additional recognition when it served as the filming location for the fictional town of Dillon, Texas in the film Friday Night Lights. Today, Windsor Park exemplifies suburban charm with tree-lined streets, mature landscaping, and towering trees that create a picturesque, tranquil environment while maintaining convenient access to major commuting routes and urban amenities.

Lifestyle & Community

Windsor Park offers residents a true neighborhood feel with a strong sense of community activism and engagement. The neighborhood is characterized by its peaceful, residential atmosphere with quiet streets and extensive tree cover, creating an environment that feels worlds away from downtown Austin despite being only 6 miles away. The area is surrounded by complementary neighborhoods including University Hills to the east, Mueller to the south, and St. John's to the north, creating a larger community network. Residents enjoy easy access to bike lanes and public transportation, making it convenient for commuting to downtown and other parts of Austin via Interstate 35 and Highway 290. Within the neighborhood boundaries, Bartholomew Park serves as a major recreational hub, featuring 57 acres with amenities including a disc golf course, picnic shelters, basketball courts, and a splash pad. The Windsor Park Neighborhood Association, formed in 1983, continues to foster community spirit and advocacy, organizing residents around neighborhood improvements and quality-of-life issues.

Schools & Education

Windsor Park is served by Austin Independent School District (AISD). The neighborhood's elementary school is Maplewood Elementary, which has a history of being one of the more integrated schools in Austin. The attendance boundaries for Maplewood Elementary historically included the predominantly African-American neighborhood of St. John's to the north of Highway 183. For middle and high school students, the area is served by AISD schools accessible via the convenient location near Interstate 35 and Highway 290. The neighborhood's proximity to major transportation corridors provides students with access to a range of AISD educational facilities throughout central and east Austin.

Dining & Entertainment

Windsor Park benefits from its proximity to Mueller, a bustling mixed-use development located approximately one mile to the south that features numerous shops, restaurants, and entertainment venues. The neighborhood itself maintains a quieter, more residential character, but residents have convenient access to the commercial and dining options in Mueller and along the major corridors of Highway 290 and Manor Road. The area is part of East Austin's thriving commercial district that crisscrosses the neighborhoods east of Interstate 35, dotted with bars, restaurants, community gardens, and theaters. The nearby Robertson/Stuart & Mair Historic District in Swede Hill, just west of Windsor Park, features celebrated galleries and Eastside staples that contribute to the cultural vitality of the broader East Austin area.

Housing Market

Windsor Park is characterized by mid-century residential architecture with homes typically featuring large yards and mature tree cover on tree-lined streets. The neighborhood consists primarily of single-family homes built during the 1950s development period, with some apartment complexes added later. The area offers a blend of original mid-century construction and homes that have been updated over the decades. Typical lot sizes are generous compared to newer Austin developments, reflecting the suburban character of the 1950s-era planning. The neighborhood provides convenient access to major commuting routes via Interstate 35 and Highway 290, making it attractive to buyers seeking suburban living with urban proximity. Windsor Park appeals to buyers looking for the combination of suburban charm, established tree cover, neighborhood community, and accessibility to downtown Austin and northeast Travis County, positioning it as a sought-after area in East Austin's real estate market.
