About Allandale
Allandale is a well-established residential neighborhood located in North Central Austin, bounded by Anderson Lane to the north, Burnet Road to the east, MoPac Expressway to the west, and 45th Street/Shoal Creek to the south. The neighborhood actually comprises three distinct areas: Older Allandale, Allandale proper, and Allandale North. Originally developed beginning in 1946 by renowned Austin real estate developer W. Murray Graham (who also created Enfield and Tarrytown), Allandale has its roots tracing back to 1841 when the land was granted to George W. Davis by Mirabeau B. Lamar, President of the Republic of Texas, as recognition for his service at the Battle of San Jacinto. The Davis family cemetery remains in the neighborhood as a Texas Historical Cemetery. Most homes were constructed in the 1950s and 1960s, featuring charming vintage architecture with well-maintained yards situated on tree-lined streets that provide the neighborhood with distinctive character and nostalgic appeal. The neighborhood is bisected by Shoal Creek Boulevard and its year-round creek, which has become a defining natural feature and recreational asset for residents.
Lifestyle & Community
Allandale is home to approximately 9,800 residents and attracts a diverse demographic including young professionals, established families, and retirees seeking a close-knit suburban community with convenient urban access. The neighborhood maintains strong traditions and community engagement, including the annual 4th of July parade (established in 1960 by Rev. John Lovett), neighborhood-wide garage sales held each spring, and the beloved holiday tradition of six-foot tall candy canes decorating yards throughout the area. The Allandale Neighborhood Association, organized in October 1973 as Austin's 28th neighborhood group and reportedly the largest by boundaries, actively organizes community events and advocates for neighborhood interests. Recreation opportunities abound with access to Northwest Park offering swimming, tennis courts, basketball, baseball, and playgrounds, while the Shoal Creek Bike Trail provides excellent outdoor recreation. Beverly S. Sheffield Park and Lucy Read School Park offer additional green space and community gathering areas. The neighborhood's eastern boundary along Burnet Road features an eclectic mix of local shops, trendy restaurants, bars, and independent retailers that have evolved over decades while maintaining the area's quirky, authentic character.
Schools & Education
Allandale is served by the Austin Independent School District (AISD). Elementary school assignments depend on location within the neighborhood: most students attend Gullett Elementary School (established 1956, Principal Tammy Thompson, enrollment 565), while the southern portion is zoned for Highland Park Elementary School (established 1952, Principal Katie Pena, enrollment 638). All Allandale students attend Lamar Middle School (established 1955, Principal Megan Tesano, enrollment 1,182) and McCallum High School (established 1953, located in the neighboring Brentwood area). McCallum is the second-oldest high school in the Austin ISD and was built to accommodate the growing student population in North Austin. Some families also have access to Wooten Elementary, Burnet Middle School, and Lanier High School depending on specific address locations within the broader area.
Dining & Entertainment
Allandale boasts a vibrant collection of local dining and entertainment establishments that reflect the neighborhood's quirky, independent character. Popular spots include Amy's Ice Creams, a beloved local ice cream chain; Taco Flats, known for casual Mexican fare; The Peached Tortilla, offering contemporary cuisine; and the Yard Bar, a unique combination restaurant and dog park that exemplifies the neighborhood's community-oriented spirit. The historic Graham's Allandale Village shopping center, which opened in 1950 at the intersection of Burnet and Allandale Roads, was once the largest shopping center outside downtown Austin and continues to serve as a commercial hub. Burnet Road's eastern boundary has evolved into a destination for trendy shops, bars, and restaurants, with ongoing development bringing new independent retailers and dining options to both the north and south sections of the neighborhood. The area provides convenient access to the Arboretum shopping district and Austin's broader entertainment offerings while maintaining its local, neighborhood-focused business character.
Housing Market
Allandale's housing stock is predominantly composed of mid-century homes built in the 1950s and 1960s, featuring charming vintage exteriors, mature landscaping, and spacious lots that appeal to buyers seeking character and established neighborhoods. The market offers diverse housing options including single-family homes, duplexes, condos, and apartments for both purchase and lease. Real estate in Allandale is generally more affordable than other North Central Austin neighborhoods while maintaining comparable safety and suburban atmosphere with proximity to downtown. The neighborhood attracts buyers seeking fixer-uppers as well as those desiring completely renovated properties, providing options across various renovation levels and price points. Homes typically sit on tree-lined streets with mature vegetation, offering the nostalgia and charm of a bygone era. The neighborhood's appeal to diverse demographics—young professionals, families, and retirees—combined with convenient MoPac and Highway 183 access, proximity to the Arboretum, and quick access to Austin's high-tech corridor, supports steady market interest.
